Recreate your Favourite Room with Bespoke Bungalow Kitchen Extensions
Rustic elegance, sprawling gardens, and spectacular views are some of the hallmark features of bungalows, making them highly-prized properties among homeowners. And with an upgrade to everyone’s favourite room, this property becomes even more coveted.
Kitchen extensions offer bungalow owners the chance to optimise the potential of their properties, making them suited to their modern lifestyles, without diminishing their charm or allure. And in the hands of the experts, these extensions themselves become stunning examples of modern design and classical elegance.
A kitchen extension is the perfect opportunity to design and build your dream kitchen.
From upsizing the space to upgrading your fittings, a kitchen extension allows you to create the ultimate modern kitchen area, that is the perfect complement to your home and lifestyle.
The type of kitchen extension constructed is based largely on the space added within the property and the extension created. Extensions suited to bungalows include:
Rear extensions
Built on the rear of the property, these extensions offer incredible space and views for your kitchen or dining area. With bi-folding, glazed doors, you can help bring the outdoors in, or even create an alfresco-style dining area that is ideal for entertaining.
Side return extensions
These extensions utilise the area that runs along the side of a property along with a portion of the rear. They do not use too much of the valuable garden space and therefore, are highly-valued by homeowners.
Side return extensions help create beautiful indoor-outdoor connections that are much sought-after in modern dining rooms.
Wrap around extensions
A combination of rear and side extensions, wrap around extensions add incredible space to your home. The width and depth added can be utilised to design an open plan kitchen, a walk-in pantry, or a large dining room.
Double-storey extensions
Multi-storey extensions may be used for more than creating additional bedrooms upstairs. They are perfect for expanding your kitchen, designing an open plan living are, or even creating high-ceilinged dining areas.
Like most home extensions, kitchen extensions in bungalows will not require planning permission if they meet the criteria for permitted developments. These criteria and specifications include:
- The property must not be listed or located in a conservation area.
- Side extensions must be single-storied and must not exceed more than half the width of the original house.
- Extensions must not be higher than the highest part of the existing roof.
- The materials used on the exterior of the extension must be similar in appearance to the materials used on the exterior of the original house.
- Extensions must not take up more than half the land around the original house.
If the extension does not fall under permitted developments, planning permission will be required. This process involves the submission of a comprehensive application which can take up to 8 weeks for approval.
Good Design and Build oversee this entire process for our clients. From the initial survey and submission of detailed plans, to coordinating with the local council and securing the requisite approvals.
This allows homeowners to enjoy a stress-free kitchen extension experience.
Being the heart of a home, the kitchen should ideally be designed to be warm, well-lit, and welcoming. Some of the best examples of kitchen extensions therefore feature:
The open plan kitchen
A favourite of modern homeowners, the open plan kitchen usually features a living area, dining room, and kitchen within a single space that is inclusive and barrier-free.
Kitchen-conservatory combo
When your kitchen opens to the outside, as most bungalows do, integrating the space with a conservatory helps maximise the bright, airy feel and creates the perfect spot for hosting and entertaining.
The ultimate modern kitchen
Incorporating clean, sleek lines, and the latest fittings, helps create the ultimate contemporary kitchen full of modern conveniences. A minimalist design together with a light colour palette, also makes the kitchen look bigger and brighter, allowing you to create a welcoming space for your family.
The cost of kitchen extensions in bungalows depends on a number of factors. Namely:
- The size of the extension
- The type/ complexity of the extension
- Location
- Groundwork
- Building materials
- Fittings and fixtures
- Specialists’ fees
For example, a relatively simple extension involving the installation of rooflights and bi-folding doors to create a brighter space may be cost-effective; whereas an extensive extension which includes the installation of the latest fittings and appliances would be more costly. As such, the cost of a kitchen extension can range from £35,000 to £100,000.
It is therefore a good idea to plan a budget that takes these factors into consideration in order to create the best possible extension.
Good Design and Build offer free consultations and quotations for proposed extensions. This allows homeowners to plan their kitchen extension budgets and designs to their specifications.

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
