Single Storey Extensions
Side Return – Victorian properties usually have a side alleyway that can accommodate an extension to the side. By knocking through to the new addition, you are creating a much larger kitchen/dining/living area.
Rear Extension – built at the rear, this can extend from border to border. It becomes an option when there is no space for a Side Return or if you want to save the bordering garden space. A Rear extension with bi-fold doors and roof lights can seamlessly merge with the outdoors.
Wraparound Extension – by connecting a Side Return and a Rear extension, a much bigger space that wraps around the house gets created. It allows room for a living area, dining, and kitchen area.
Double Storey Extension – it is a two-level extension that joins the house at the rear or the side. It can save the garden space, but at the same time, increase the square footage of your home.
A house extension is a Permitted Development in most cases. Wraparound and Two-Storey Side extensions do require planning permission. Other types are possible to build without permission. You also need Party wall Agreements from your neighbours as shared borders are involved in the construction. You lose PD rights if;
- Your property is on designated land, or the property is listed
- The exterior work of the extension differs from the main house
- A Side Extension or Rear Extension is more than 4m in height
- A Rear extension extends beyond the Rear Wall of a detached house by more than 4m and 3m of any other property type
- Double-storey extension extends beyond Rear wall by more than 3m and exceeds 7m of the border opposite the rear wall of the property
We are specialists in Victorian and 1930s property remodelling. Our first-rate bespoke designs aim to maximise available space to bring you optimum satisfaction. Our knowledge of local planning guidelines ensures that the designs are snag-free and suitable for your Twickenham house. We never demand total obligation when we draw up contracts. There are separate contracts for two crucial stages, one for the Design phase and the other for the Build stage. Materials we source for our work is the best your money can buy, and we also work with third-party suppliers to procure high-quality products. We offer easy payment plans and fully transparent costs. You also receive a project manager to oversee the work and assistance with planning permission.
The entire process starts with your free consultation with us. During this, we learn about what you want to achieve with your extension, and you receive a transparent overview of how we intend to carry out work. If you are happy to proceed with us, we provide you a free site visit and a no-obligation quote. Once we enter the Design phase, we carry out a comprehensive architectural survey of the property and finalise designs with the local planning authority. Building work will only begin after you approve the Build contract.
Picture Window – a generous-sized glass window with a window seat is aesthetically pleasing and offers views of the garden and outdoors for you to enjoy.
Rustic country-feel with wood – a timber and glass extension against the brick, especially, red brick of Edwardian properties, offers a nature-inspired contrast.
Double-storey rear extension with master bedroom – a second-floor bedroom with Juliet balcony overlooking the garden is both panoramic and cosy.
A kitchen extension cost varies from £35,000 to £75,000 depending on the size and design features employed.

Yes, it is the only way to make sure your plans are well within the recommended guidelines. When you want a bespoke design to fit your requirements, an architect is the best person to draw up that design. Our Design phase is there just for that; to enable a smoother transition to the Build phase with practical and technical designs that complement your house and your needs. These are essential to secure planning consent and for building control and construction.
