Frequently Asked Questions
We are a South West London-based design and build studio. We specialise in remodelling semis, loft conversions and kitchen extensions,Victorian and 1930s residential properties. We carry out projects from planning to completion. We are a friendly and professional team of architects, technicians, project managers and builders to help you at every stage.
Tudors, Stuarts, and Georgians all influenced Kew architecture. It is also home to the Kew House, both a futuristic and primordially influenced construction. Whichever the style of house you own, there’s an extension for it.
Side Return
Terraced and semi-detached homes, typically Victorian and Edwardian properties, have unused fringed spaces that can accommodate an extension to the side. By knocking through an existing wall, the kitchen space can stretch a bit further and can become open-plan. A larger kitchen can provide you with an adequately spacious dining area.
Rear Extension
These extensions extend from the back of the house towards the back garden. They can run the full breadth of your property. You can incorporate the garden into the new kitchen by extra-wide patio doors that open onto the outdoors. It is also ideal to set up al fresco dining options.
Wraparound or L-Shaped Extension
It combines both a long Side Return and a Rear extension. You are not just extending kitchen proportions but also add extra living space with this addition. Wraparounds do not require you to sacrifice much garden space to get enough extra room.
Double Storey Extensions
You do not need to limit your home extension just to the ground floor. Double Storey extensions allow more flexibility to create space both on the ground floor and on the top floor. You can add a new bedroom or a bathroom on the top floor with a kitchen extension on the ground floor. Under new rules, these fall under Permitted Developments for detached homes. Semi-detached homes will need planning permission.
Permitted Development applies for house extensions, which means you do not need planning permission as long as you follow recommended limitations and conditions. These include;
- Not living on designated land
- Not living in a listed building
- Extensions cover only half the land area
- Extensions are not higher than the highest part of the roof or the eaves
- No alterations to the existing roof
Wraparound and Two-Storey Side extensions need planning permission. You also require Party Wall Agreements.
We are specialists in period house remodelling and focus on enhancing your home’s architectural quality structurally and visually. Our in-house architects draw up bespoke plans that suit your needs and available space. You also receive an easy payment plan with our two-phase contracts. The Design phase carries the first contract, and you will move on to the Build phase with the second. We also submit all applications related to planning permission and other legal requirements.
It will all start with the initial free consultation we provide all our customers. We offer a free site survey to explore your options and property compatibility. After this, our professional architects start work on the crucial design. We fit the plans and construction features to your budget and requirements. After finalising the plans with local authorities, we move on to the Build stage. You receive full project management from beginning to the end with complete coordination with third party suppliers.
Reading Corner and Homework Station
With large skylights comes the benefit of natural light. You can include a mini library or a place for your children to do homework in your Side Return, Rear, or Wraparound extension. These could fit right in with open-plan designs.
Laundry Room
You need not do your laundry in the kitchen anymore. Find a discreet space with a house extension.
Glass Walls
Floor to ceiling glass walls can make interiors look bigger and exteriors integrated with the outdoors.

Yes, it does. Adding square footage to your home guarantees an increase in property value. A 10% increase in floor space adds 5% to the value. Buyers also find a newer well-proportioned kitchen an incentive. If you have a lovely home but a dated and narrow kitchen, extending it outwards with upgrades certainly make your property more valuable and attractive.
Yes, the exact value added varies depending on the type of extension. Therefore, if you are wondering how much value a kitchen diner extension adds in comparison to other styles such as semi-detached kitchen extensions or open plan extensions, it’s essential to consider the potential increase in living space and overall functionality that these designs offer For instance, a new open-plan kitchen can add 6% to property value. A single-story extension with a kitchen and dining area can add 11%. A Wrap-around kitchen can even increase the value by 15%. A double extension with a kitchen and en suite can make your property worth 20% more.
Suitability is the best place to start. Finding out whether you need planning permission is the first requirement. Property inspection by experienced professionals helps identify your choices to extend and suitability to build. Learning about the total cost of each extension early on will help you decide on a budget.
