Side Return – this is an extension that builds on to the pathway alongside your property. It not only enlarges the kitchen but, by knocking through internal walls, you can join the dining room and living room for one big open-plan contemporary design.
Rear Extension – this builds outwards to the back garden of your house, with the possibility of extending the entire width of the property. It not only affords more space but allows your garden to become part of your everyday living.
Wraparound Extension – if you need a well-proportioned space and have garden space along the side of your property and back, the Wraparound is the answer. It joins both side and rear extensions in an L-shape.
Two-Storey Extension – by adding two levels, this addition increases space without compromising the garden area. It is a cost-effective method to double the space with one foundation and roof.
The short answer is no. The type of extension you choose and its added features determine whether it qualifies as a Permitted Development or not. Side Returns and Rear extensions usually do not need planning permission. Rear two-storey extensions, too, can go ahead without permission if it falls within permitted guidelines. Wraparound extensions and Two-Storey Side extensions always need planning permission. You will also need permission to build if;
