If you ask us to name a wholesome West London area, we would say Ealing has it all – the metro vibe, leafy suburbia feel, and even the country life in its small villages. It doesn’t matter which Ealing quarters you belong to; a spacious home can offer the flexibility to choose your way of life and adapt to changing times. The kitchen is central to a contemporary home, and a well-sized kitchen serves all the needs of a family by stretching its functions even further. Kitchen extensions Ealing solve your need for space without making life too complicated. We have extended hundreds of homes across London, and we have seen how even the most basic extension can make life so much easier for homeowners. You, too, can benefit from the extra floor space with a well-planned house extension. Let’s start with the basics;

Frequently Asked Questions
We are a South West London-based design and build studio. We specialise in remodelling semis, loft conversions and kitchen extensions,Victorian and 1930s residential properties. We carry out projects from planning to completion. We are a friendly and professional team of architects, technicians, project managers and builders to help you at every stage.
A Side Return
It is the infill of the passage between your house and your neighbour’s. Typically Victorian and Edwardian homes use this method to increase property size. It is one of the most common domestic extension types to take advantage of if you live in a semi-detached or terraced home.
Rear Extension
This addition at the rear end of the house extends on to the back garden. When there is no chance for a Side Return option, this becomes the most common option. For most terraced properties, it is the only ground floor extension to consider.
Wraparound
These combine both a Side Return and a Rear extension to wrap around the house. You get double the amount of space that allows for more floor plan features. You can add a sizable dining area, a utility room, a guest bedroom, or even a play area.
Two-Storey Extension
There’s no need to limit your extension in Ealing to just to the bottom half of your house. With a two-storey extension, you add more space top to bottom. It is the most suitable option if you don’t want to use up too much of your garden space.
Not for most extensions. You can add Side and Rear extensions to your Ealing home without planning permission. Double Storey Side extensions and Wraparound extensions do need planning permission. Applying for planning permission is carried out by Good Design & Build to eliminate any chance for error and to speed up the process. Permitted Development rights apply when;
- Your property is not in a designated area
- Side extensions can only extend to half the width of the existing property and cannot exceed 4m in height
- Rear home extensions must not extend 4m beyond the Rear wall of a detached house, or 3m for other house types
- Multi-storey extensions cannot exceed 3m beyond the Rear wall or be within 7m of any boundary opposite the rear wall of the property
- Multi-storey extensions must have a matching roof pitch to the original house
We work with some of the country’s best builders, architects, and engineers. Our meticulous plans are 100% bespoke and created for your lifestyle. Our pre-build services include assistance with party walls agreements, Thames Build Water agreement, preparing method statements, and submitting building control applications. We also provide fully-dedicated project management available round the clock.
The first consultation is free, so is our site visit and the itemised quote. When you decide to go ahead with your project, we offer you our first contract for the Design phase. Once the designs are to your satisfaction and have received approval, we move on to the second contract for building work. There is no pressure to sign it unless you want to continue with us.
- By including a loft conversion for your home, you are allowing more free-flowing space downstairs for the extension to accommodate.
- A full-width rear extension allows for a garden-integrated office space.
- You can use complementary but contrasting material for your extension with planning permission.
A Side Return will cost around £35,000, while a Rear extension can cost £40,000. A more spacious Wraparound will see you spending £55,000, and a Double-Storey extension costs around £75,000 or more.

Yes, it is the only way to make sure your plans are well within the recommended guidelines. When you want a bespoke design to fit your requirements, an architect is the best person to draw up that design. Our Design phase is there just for that; to enable a smoother transition to the Build phase with practical and technical designs that complement your house and your needs. These are essential to secure planning consent and for building control and construction.
Yes, it does. Adding square footage to your home guarantees an increase in property value. A 10% increase in floor space adds 5% to the value. Buyers also find a newer well-proportioned kitchen an incentive. If you have a lovely home but a dated and narrow kitchen, extending it outwards with upgrades certainly make your property more valuable and attractive.
