Owning a Victorian home means you are in possession of a piece of history. But this also means that your home may not be entirely suited to modern living and your contemporary lifestyle.
Victorian home renovation specialist will enable you to put your stamp on your living space whilst keeping the elegance and charm of your Victorian property. From upgrading, upsizing, and elevating your home, to restoring and renewing its original charm, these home renovations provide the perfect way to combine classical architecture with contemporary comforts.
A Victorian home renovation is essentially an opportunity for homeowners to create unique spaces that offer the best of both worlds; in a way that seamlessly combines classical Victorian design with contemporary living. It also allows homeowners to redesign their living spaces to maximise comfort and convenience, without overpowering the architectural splendour of their Victorian-era homes.
Victorian home renovation ideas
As with any renovation, the objective is to enhance and optimise the existing space without stripping it of its original charm and character. Some ways to achieve this include:
Expansion through extensions
The living space available can be increased through carefully planned bespoke extensions that also have the benefit of adding incredible value to the property. Single or double-storeyed side return and rear extensions are popular options for extending Victorian properties. And with the help of added features such as glazed walls, skylights, and bi-folding doors, the newly-created space could be one that provides the ideal indoor-outdoor connection.
Loft conversions
Making the most out of the high ceilings typical of Victorian properties, loft conversions help transform the loft space into valuable living space that could be used to create extra bedrooms, bathrooms, or even study nooks. Velux and dormer-type loft conversions are perfect for designing quick and cost-effective spaces that offer comfort and privacy.
Garage conversions
Garage conversions help convert the often, ill-used garage space to additional living space, by creating offices, playrooms, guest rooms, home gyms, or utility rooms. Incorporating the garage space into the interior layout of the property can even help you to design larger dining and kitchen areas.
Remodelling and restoration
Even without extensive extensions, your Victorian home can be transformed through creative remodelling and delicate restoration of its original features. Some of the ways by which you could upgrade, renovate, and decorate your Victorian home include:
- Adding glazed, bi-folding doors and skylights to let in natural light
- Replacing broken tiles and bricks to increase kerb appeal
- Restoring and enhancing period details such as ornate ceiling roses, fireplaces, and bay windows
- Re-plastering, painting, and installing new floor finishes introducing a modern colour scheme
- Combining Victorian details with modern furniture pieces
- Re-plumbing and rewiring to ensure compliance with safety codes
- Upgrading the insulation to save on utility costs
- Damp-proofing
Victorian home renovations can range in cost from £35,000 to £140,000.
Some of the factors that determine the cost of the renovation include:
- The size or scale of the renovation
- The design/ complexity of the renovation
- Location
- The condition of the original house
- Restoration work involved
- Building materials
- Fittings and fixtures
- Specialists’ fees
Fortunately, Good Design and Build offers free consultations and quotations for proposed renovations. This allows homeowners to plan their budgets and designs to their specifications.
With so much to do and so much at stake, hiring a professional team is the best way to get the most out of your Victorian home renovation. Why? This is because a professional team will drastically increase your chances of success by helping you to:
- Plan and design the ideal renovation
- Avoid common errors and design flaws
- Optimise the space to fit your specific requirements or styles
- Choose the right design that is suitable for the space
- Understand and advise you on the feasibility of the plan by considering the area, cost and availability of building materials, environmental factors, and building guidelines
- Oversee all aspects of the build including technical work and installations
Quite simply, an experienced and expert team can help transform your beloved home into one that perfectly aligns with modern living.

Not necessarily. Thanks to newly relaxed rules, most renovations including some extensions, fall under permitted developments. These include:
- Single-storey extensions of up to 6 metres
- Double-storey extensions of up to 3 metre
- Most garage conversions
- Most Velux and dormer loft conversions
- Internal remodelling
However, it is still a good idea to check with your local planning authority. This is because certain properties, particularly those listed in conservation areas, will require planning permission, irrespective of the dimensions and design of the proposed renovation.
When determining the cost of a renovation, particularly one done on a period property, it is important to account for everything, while at the same time keeping some leeway for any unforeseen expenses or unexpected issues.
That being said, most Victorian home renovations in London range in cost from £35,000 to £140,000. This wide margin is mainly due to the large number of variables that affect the cost of the renovation.
These factors include:
- The size of the build- Bigger the build, the higher the cost as more materials, labour and time are required.
- The design of the extension/ renovation- If the space created is to be used as a utility room, kitchen extension, or bathroom, then the cost for connection of utilities, plumbing requirements, and installation of the fittings need to be considered.
- Any reinforcements necessary- Such as for load-bearing walls, the floors, and the foundation
- Any restoration work involved- For period properties particularly, finding the perfect match to the brick, plaster, and tile work, is of immense importance. And sourcing it is not always easy
- Cost of doors, windows, flooring, and finishes- Here, the cost largely depends on the type and size of the materials
- Labour costs- Hourly or daily rates of the builders and technicians
- Legal requisites and approvals such as planning permission fees, building regulations approval, party wall agreements, etc.
Fortunately, Good Design & Build offers free consultations and quotations that allow you to create a bespoke budget for your bespoke build.

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
