There are very few places worth spending the rest of our lives in, and no one can convince us Maida Vale isn’t such a place. It is an exclusive postcode with characteristic residential properties and the historic home of the BBC. The area’s notable architectural significance comes from the Victorian and Edwardian red-brick mansion blocks. Its tree-lined streets, the Little Venice, and spacious gardens create the perfect ambience for a neighbourhood to treasure. So, what can you do to make sure you are as comfortable as you can get here? Loft conversions Maida Vale solve your most pressing needs – a bigger house space and an improved home value for future financial security.

Let’s go about making this happen for you.

It is most likely that your loft space is conversion-friendly if your home is Victorian or Edwardian. Traditional cut rafters forming an M shape allows for the essential 2.2m head height that makes loft conversion feasible. While loft conversions do not require planning permission, as they fall under Permitted Development, there are exceptions when;

You live in a conservation area
Your property is listed
You can research area designations and listed buildings on the Historic England database. If a protected species such as bats, is occupying your loft, planning authorities require you to carry out a bat survey by a licensed ecologist.

If your property is a leasehold one, you need to own the freehold of the flat as well as the loft to convert. For semi-detached and terraced homes, Party Wall Agreements are also necessary for loft conversions.

The sheer quantity of mansion block flats in Maida Vale naturally demands mansion block loft conversions. This type of conversion can blend in seamlessly with the original building, preserving the authenticity of period architecture. Mansion apartments have such roomy attics that can make comfy bedrooms, chic bathrooms, fun children’s rooms, tranquil home offices, or any other living space you imagine, even roof terraces.

If you do not live in a mansion block, you can consider these options for converting loft spaces.

Dormer loft conversion – a less intricate and highly affordable option you can add to a property with a sloping roof. Flat roof dormers are the most common and cost-effective.

Rooflight conversion – also called Velux conversion, the only building work necessary is laying a new floor, adding Velux windows to the roof, and building a staircase. This one does not make changes to the roof structure.

Hip to Gable loft conversion – the main requirement for this type is a free sloping side roof, which means it is only suitable for semi-detached and detached homes. A double hip to gable conversion is possible for detached homes.

Mansard loft conversions – these run the whole length of the roof, dramatically altering the angle of the roof slope, giving it a near-vertical lift. It is compatible with all property types. It is the most expensive home improvement but affords plenty of extra space.

The basic Room in the Roof conversion can cost from £1,150 to £1,350 per square metre.

Dormer conversions cost around £1,250 to £1,450 per square metre.

Mansard and Hip to Gable loft conversion costs range from £1,500 to £2,500 per square metre.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
