If you are considering upgrading your home through an extension, why not go bigger?

Multi-storey extensions allow you to do just that; without compromising on the floor space, or doubling the cost.

Sounds too good to be true? Talk to the experts at Good Design and Build and discover a simple, hassle-free way to create an incredible addition to your family home.

A multi-storey extension is a smart way to create extra living space within your home by expanding both horizontally and vertically.

Extending upwards allows you to save valuable garden space, while still gaining the required square footage. Adding one or more floors to the existing property also gives you the option of designing kitchen extensions, dining areas, expanded living areas, and even extra bedrooms and bathrooms.

Though considerably more expensive than single-storey extensions, multi-storey extensions are viewed as cost-effective options that enable you to effectively double the square footage of the extension without doubling the roofing and excavation costs.

However, the average cost of a double-storey extension in the UK can still range from £120K to £150K. The actual cost is dependent on several different factors such as the design of the extension, cost of building materials, finishes, etc.

It is equally important to keep in mind that, depending on the ceiling price of other properties in the neighbourhood, the value added to the property by the newly-created space is typically enough to make your multi-level extension a worthwhile investment.

A multi-storey extension is one of the most complicated home improvement projects you could undertake. As such, having a team of experts by your side is crucial to ensure the success of this endeavour.

This is because these extensions involve numerous complex factors and practicalities, all of which must fall in line perfectly to create your ideal space. And while you may be concerned about the cost of hiring experts, the decision to design and build an extension without professional help could prove to be much more costly.

This is because a professional team will drastically increase your chances of success by helping you to:

  • Plan and design bespoke extension.
  • Work closely with you to understand your vision, your budget, and your timeline.
  • Project management driven solutions tailored to your needs.
  • Understand and advise you on the feasibility of the plan by considering the area, cost and availability of building materials, environmental factors, and building guidelines.
  • Oversee all aspects of the build, form planning and design to construction and final touches.
  • Help with cost saving by providing deals with partner material suppliers.
  • Avoid common errors and design flaws

Quite simply, an experienced and expert team can help convert your dream extension into reality.

Multi-storey extensions can help you create stunning additions that can dramatically upgrade and breathe new life into your beautiful family home. And with the right help and advice, building the ultimate home extension can prove to be a valuable investment.

  • Contractual work

With Good Design and Build you can create the ultimate home extension that adds space, comfort, and value to your home and life.

Most multi-storey extensions will require planning permission. This is mainly because permitted development rights for multi-storey extensions are extremely limited.

Some of the other factors that can influence the planning permission approval for multi-storey extensions include:

  • The size and scale of the proposed extension

The proposed extension must be proportionate to the existing property as well as the surrounding buildings. For example, it would be challenging to gain approval for a three-storey extension when there are no other three-storey buildings on your street.

Similarly, the roof pitch, ridge height, and distance from the boundary are all key considerations.

  • Design and appearance

The design and appearance of the extension play a crucial role in the planning permission process. Factors such as materials, architectural style, roof design, and placement of windows will be considered.

  • Impact on neighbours

Planning permission takes into account the potential impact on neighbouring properties. The local planning authority will assess whether the extension would cause loss of privacy, overshadowing, or any other negative effects on neighbouring homes.

  • Conservation areas and listed buildings

If the property is located in a conservation area or is a listed building, stricter regulations apply. Double-storey extensions in these areas may require more detailed designs and materials that preserve the character and historic significance of the surroundings. Planning permission approval in such cases may involve more rigorous assessment.

  • Highways and Access

Considerations related to highways and access also come into play. The local planning authority will assess the impact of the extension on the local road network, parking availability, and any potential obstruction to visibility or access.

In addition to planning permission, building regulations approval and party wall agreements must also be considered.

The planning portal provides a more comprehensive understanding of the specifications involved with permitted developments and planning permission. It is also important to consult with a local planning authority or a professional architect experienced in the UK planning system to understand the specific requirements and factors that may affect planning permission for double-storey extensions in your area.

The cost of designing and building a multi-storey extension in the UK can range from a modest £120K to a more extravagant £150K due to the myriad of factors and elements involved.

These factors include:

  • The size of the extension- Bigger the build, the higher the cost; as more materials, labour and time are required.
  • The design of the extension- If the space created is to be used as a utility room, kitchen extension, or bathroom, then the cost for connection of utilities, plumbing requirements, and installation of the fittings need to be considered.
  • Any reinforcements necessary- Such as for load-bearing walls, the floors, and the foundation
  • Cost of doors, windows, flooring, and finishes- Here, the cost largely depends on the type and size of the materials
  • The location- Extensions built in London typically tend to be more expensive when compared to other parts of the country
  • Labour costs- Hourly or daily rates of the builders and technicians
  • Legal requisites and approvals such as planning permission fees, building regulations approval, party wall agreements, etc.
  • Specialists’ fees

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
