A quintessential 30-acre Victorian park at its heart, this family-friendly suburb offers leafy streets flanked by classic period homes. With a good selection of state primary schools and comprehensives, well-connected travel links and two shopping streets, convenience is at your doorstep. Queen’s Park has staying power, but does your home match up? If not, loft conversions in Queen’s Park can change that by turning your underused loft into beautiful living spaces. Good Design & Build brings light, freedom, and comfort to the spaces we create, adding value to your home.
Loft conversions represent a highly advantageous approach to expanding space within period homes. They effectively repurpose previously unused or underutilised loft areas, a characteristic feature of Victorian and 1930s properties. A loft conversion can also increase the energy efficiency in a home. Un-insulated lofts cause extensive energy loss. Professional designs and build quality can enhance the property’s value. You can add bedrooms, en suites, a bathroom, a playroom, or a home office to increase the functional floor area of your home.
Velux or Rooflight Conversion – Involves a straightforward yet efficient method of transforming your existing loft space into a livable room with Velux windows. Installed onto the existing roof slope, it requires no alteration to the roofline. The roof windows provide natural light and ventilation. It is only suitable when your loft has the minimum head height for a loft conversion.
Dormer Loft Conversion – Commonly seen at the rear, this extends the existing roof vertically, creating extra headroom and floor space within the loft. Dormers usually feature a flat, hipped, or pitched roof and incorporate windows, maximising the usable space.
Mansard Loft Conversion – Involving significant alterations to the roofline, this method converts an entire roof plane to an almost vertical side, usually at an angle of at least 72 degrees. A steep, flat roof and small dormers housing windows characterise this style.
Hip-to-Gable Loft Conversion – Well-suited for 1930s homes that characteristically have a hipped roof, it frees up usable floor space restricted by the roof’s hip end. The hip of the roof gets replaced by a vertical wall. Extension of the roofline generates additional interior space with more head height.
L-shaped Dormer Loft Conversion – Characterised by two flat roof dormers joined together at a right angle, the L-shaped dormer conversion presents a distinctive bird’s eye view in the shape of an “L.” One dormer is positioned on the main roof, while the other gets placed on the rear outrigger, often found in Victorian properties.
A loft conversion in Queen’s Park is a valuable investment that enhances space and value. The overall cost typically varies based on the size and design. Below, you’ll find the initial costs associated with different types of loft conversion;
Room in the roof conversion (basic) – £35,000
Dormer loft extension – £50,000
Mansard extension – £60,000 – £65,000
Hip-to-gable extension – £65,000
L-shaped extension – £65,000 – £75,000
The success of your loft conversion in Queen’s Park hinges on several critical factors, design being the most crucial. A practical, space-efficient design that seamlessly integrates with your home’s existing architectural aesthetics while enhancing your overall appearance can add value to your property. Loft conversion specialists with in-house architects can help you conceptualise creative designs and develop them with technical specifications that align with planning permission requirements. Without a thorough understanding of building control and permitted development rights, your DIY project can run into legal trouble, not to mention lower the value of your home.
Loft conversion teams possess up-to-date knowledge of the latest building regulations and planning permission requirements, ensuring your new space complies with safety and legal standards. Their services can alleviate logistical concerns, which are numerous in a conversion project. When it comes to creating additional space, you have various options available, and you may not be aware of all of them. A reliable team with experience and expertise eliminates hassle and speeds things up for a successful completion.
We understand the significant value a loft conversion can add to your property’s price, and we work to optimise this potential. Specialising in loft conversions in Victorian and 1930s homes in London, we recognise the importance of maximising every square inch of available floor space.
What sets our loft conversions apart from ordinary home improvements are the innovative designs that enhance both aesthetics and functionality. Our in-house architects create bespoke designs tailored to your lifestyle and home. Using the latest technology, we develop 3D models of our designs, offering you a virtual ‘lived experience’ to help you become familiar with the new space.
Our loft conversion projects do not carry lengthy contracts. With two equally important phases in the process, we offer a contract for each stage – design and build.
We handle all the pre-build requirements, which include submitting planning permission and building control applications, preparing method statements, and assisting with Third Party Wall Agreements. Our skilled construction team employs modern construction techniques, top-quality materials, and robust engineering practices to construct spaces that meet high standards. From the planning stage to its completion, you can count on dedicated project management every step of the way.
Various loft conversion options are available, offering compatibility with different property types. The overall cost is contingent upon factors such as the scope and extent of structural alterations and the square footage involved in the conversion. Additionally, design elements like roof shape, balconies, and material selections can influence the total cost of a loft conversion. Good Design & Build provides free itemised quotes with full cost transparency to help you decide the most suitable method available to your budget and needs. Our comprehensive loft conversion service encompasses all the necessary elements for a smooth and hassle-free transformation. It includes initial planning, bespoke designs, planning permission application submissions, handling building control applications, preparing method statements, facilitating Party Wall Agreements, and managing Thames Water build-over Agreements. Our build phase carries project management and, at completion, an insurance-backed warranty for fixtures and fittings. We work closely with local authorities and third-party suppliers, ensuring a seamless project journey from inception to conclusion.
In most cases, planning permission is not required for loft conversions, as they typically fall within the scope of permitted development rights. However, if your project exceeds limitations, planning permission is necessary. Our team is well-versed with the latest guidelines and will ensure that your plans and designs adhere to them. When required, we will apply for planning permission on your behalf.
How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
