20 minutes to Westminster by foot, Lambeth has the advantage of the impressive travel links in Zone 1. Well-catered by excellent primary and secondary schools, riverside walks, green spaces, leisure spots, eateries, and shops, it also has a packed event calendar. Staying put here is easy, but is your home making things difficult? Loft conversions Lambeth offers a cost-effective way to extend living spaces for the good life indoors. Design-led, our projects focus on value creation as well as space generation. Enhance aesthetics and functionality with natural-light-filled, versatile spaces that maximise every inch of loft space.

A loft conversion turns an empty or underutilised loft space into a functional living space. It can significantly increase the usable floor area without extending the property footprint. Well-executed loft conversions add significant value to a property and provide much-needed additional space without the cost and hassle of moving. They can create an extra bedroom, bathroom, home office, playroom, reading room, yoga studio, and more. Loft insulation also increases the energy efficiency of a home. There are several loft conversion styles to choose from, depending on the type of property and your needs.

Velux (Rooflight) Loft Conversions – simple and cost-effective, it involves turning your loft into a livable space with the help of roof windows, usually Velux windows. No structural changes to the roof take place apart from that. Roof windows bring natural light and ventilation to the room. This conversion is ideal if your loft has enough head height.

Dormer Loft Conversions – A dormer conversion adds vertical space and headroom to a roof, with options for flat, hipped, or pitched roofs and dormer windows to create more usable space. They often get added to the rear and side.

L-shaped Loft Conversions – ideal for Victorian semi-detached or terraced properties with a rear outrigger, the design incorporates two dormers connected at a right angle. One dormer sits on the main roof of the property, while the other is on the outrigger. This design works well with the shape of the outrigger and creates two separate living spaces, such as two bedrooms or a bedroom with an en suite.

Mansard Loft Conversions – French Baroque by origin, Mansards maximise head height and floor area for open-plan or multiple rooms. They have a steep roof with a flat or gently sloping top and an inward-sloping 72° wall. An entire plane of the roof gets converted, requiring substantial alterations. A double Mansard takes the form of a separate floor.

Hip-to-Gable Loft Conversions – replacing the hip end with a gable end forms a hip-to-gable conversion. A double hip-to-gable conversion is feasible for a detached home. This design is particularly suitable for 1930s end-of-terrace and semi-detached houses with hipped roofs that restrict attic space.

A well-executed loft conversion with a clever design can yield a considerable return on investment. The total cost will differ depending on the type of conversion you select, the amount of floor area getting converted, any added features, and design components. Below are estimated costs for loft conversions in Lambeth by type and square footage;

Room in the roof conversion (basic) –  £35,000

Dormer loft extension – £50,000

Mansard extension – £60,000 – £65,000

Hip-to-gable extension – £65,000

L-shaped extension – £65,000 – £75,000

High-quality loft conversions enhance living spaces and property values. Anything poorly executed does the opposite. Professional space-maximising designs tailored to your home and needs are a key component. A loft conversion company with in-house architects can create bespoke plans centred on the available space, budget, preferences, and lifestyle.

Plans should comply with building regulations and planning permission guidelines. Attempting a DIY project without this knowledge can lead to lawsuits and demolitions. The right design and expertise can add significant value and functionality to your home. It also saves you precious money, time, and effort. Invest in a professional team for your Lambeth loft conversion.

There are no lengthy contracts. Our design phase starts with a no-obligation contract, and the transition to the build phase takes place with another, giving you flexibility of choice. A dedicated project manager ensures quality control and completion efficiency.

If you’re considering a loft conversion, there are various design options. The cost depends on the scope of structural work and the volume of space that needs to be converted. Factors like design features, roof shape, and materials will also affect the overall coat. Good Design & Build offers a free itemised quote and cost transparency from the start.

Our projects are design-centred and bespoke. We carry out a complete architecturally measured survey of the property and conduct structural calculations. As a full-service loft conversion company, we provide end-to-end services, including applying for planning permission, submitting building control applications, preparing method statements, and assisting with Part Wall Agreements and Thames Water build-over Agreements. Our finished products come with insurance-backed warranties, guaranteeing quality and satisfaction. We collaborate with local planning authorities and third-party suppliers to ensure a smooth, stress-free process towards a successful completion.

Most loft conversions fall under permitted development rights and will not require planning permission. However, if your plans exceed limitations or you live in a conservation area or a listed building, you will need planning permission. We ensure our plans comply with regulations and guidelines.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
