Add to the period charm

London’s quintessential residential architecture boom started with Victorians and Edwardians. Your period property is not just part of history but one with great potential to expand the livable square footage. Unlike modern homes, period houses have enough loft space and a well-proportioned roof pitch to bring you joy in the form of an extra room or two. Extending the living space in your London home is the most valuable investment you can make. It can not only provide for a comfortable home life but also make your property’s value rise. So, we are making Victorian and Edwardian loft conversions much simpler for you with a detailed guide.

Terraced housing in London became commonplace in the Victorian era. If you are living the terraced life, then here’s how to determine suitability for loft conversions.

  • A minimum of 2.2m headspace
  • You have your neighbours’ consent for work to be carried out on party walls in the form of Party Wall Agreements. We help you prepare these.
  • Chimneys are not in the way, and water tanks and other services are possible to relocate.
  • Your property is not listed for its architectural importance or isn’t located in a conservation area.

The following types of loft conversions are suitable for semi-detached, terraced, and detached properties.

Standard Dormer Loft Conversions

The reliable dormer is the most common choice of London homeowners. It can extend full width across the roof to create an en suite. The basic flat roof box shape dormer is the most economical and saves building time. Fixing Velux windows to the roof can bring in more natural light.

L-Shaped Dormer Loft Conversions

It is the combination of two dormers that meet at a corner. The larger dormer sits in the main roof, while the smaller one sits at the rear of the property. Terraced Victorian homes and Edwardian properties are the ideal contenders. The rear roof area of these properties can make a chic shower room or a tranquil roll-top bath space with the help of rear ground floor bathroom and kitchen plumbing.

Mansard Loft Conversions

It is the ultimate space creating home improvement with superiority over others. These extensions are generally built at the rear of the property and replace the entire sloping face of the roof with a near-vertical wall. Mansards almost always require planning permission due to the dramatic alterations to the roofline.

Advantages of a loft conversion

  • Apart from the extra space they create, loft conversions can increase the value of your property up to 20%.
  • You will also find space for office work, children to play and sleep, and even as a yoga studio or a home gym.
  • Loft conversions are the cheaper alternative to moving to bigger and more expensive homes.

When it comes to Victorian and Edwardian homes, we have specialist knowledge and expertise to undertake loft conversions of all proportions. Our architects provide 100% bespoke designs, and our engineers and builders carry out meticulous work of the highest standards to maximise space with every inch of your workable roof space.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
