From the simple Side Return to the space-doubling two-storey additions, there are several configurations for house extensions.
Side Return – if your Teddington house is a 19th or early 20th Century semi-detached or terraced property, chances are it has an original ‘extension’ to the rear. A Side Return uses the garden space alongside this ‘extension’ to widen the rear floor space to the party wall. You can use rooflights, large glazed windows, and glass walls to compensate for the loss of natural light by the infill.
Rear Extension – when the rear of the house gets extended onto the back garden along the entire width of the property, it forms a rear extension. Unlike a Side Extension, it opens onto more free-flowing space, offering plenty of natural light and garden views, although you do sacrifice some of your main garden space.
Wraparound Extension – both a Side Return and Rear Extension help even out the floor plan. By joining the two, a Wraparound is born. When you want to maximise space with a single-storey extension, a wraparound is your answer. You can even add an extra bedroom in the Rear Extension and still have enough space to expand your kitchen.
Two-Storey Extensions – if you want to double the space with extensions, add another floor to a Side Return, Rear Extension, or a Wraparound. As you are using the same foundation and roof, it is a more cost-effective method. However, planning permission is required.
Loft Conversions – if you own a Victorian or an Edwardian home, the generous loft space that comes with it is ideal for building upwards. From the basic dormer design to the Mansard, your property can gain more space with loft conversions.
A home extension usually does not need planning permission as it is within permitted development rights. While properties on designated land and those which are listed need to seek permission, others can carry out extensions without permission as long as they adhere to these guidelines;
- Extensions only cover 50% of the land area around the original house.
- Single-storey Rear Extensions can extend up to 8m (previously 4m) from the original rear wall of the property if it is a detached house and 6m (previously 3m) if it is a semi-detached or terraced property.
- A single-storey extension should be no higher than 4m.
- Any extension with more than one storey should not extend beyond the property’s back wall of the house by more than 3m or be within 7m of a boundary opposite the rear wall.
- Side extensions are no wider than 50% of the original house.
- No extensions are higher than the highest part of the original roof or at the existing eaves.
- The roof pitch and the materials used for the extension are similar to the existing ones.
Curved walls – crescent-shaped additions can sometimes complement or contrast period properties in an effective way.
Sunroom – if you are using the rear extension as a living room, make it a sunroom. You can insulate the roof and the boundary-facing wall instead of all-glazing.
Glass walls – use them freely with obscured glazing for better privacy. You can use textured or stained glass, glass blocks, acid-etched or sand-blasted glass, and coloured glass

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
