Frequently Asked Questions

We are a South West London-based design and build studio. We specialise in remodelling semis, loft conversions and kitchen extensions,Victorian and 1930s residential properties. We carry out projects from planning to completion. We are a friendly and professional team of architects, technicians, project managers and builders to help you at every stage.

Side Return – this is an extension that builds on to the pathway alongside your property. It not only enlarges the kitchen but, by knocking through internal walls, you can join the dining room and living room for one big open-plan contemporary design.

Rear Extension – this builds outwards to the back garden of your house, with the possibility of extending the entire width of the property. It not only affords more space but allows your garden to become part of your everyday living.

Wraparound Extension – if you need a well-proportioned space and have garden space along the side of your property and back, the Wraparound is the answer. It joins both side and rear extensions in an L-shape.

Two-Storey Extension – by adding two levels, this addition increases space without compromising the garden area. It is a cost-effective method to double the space with one foundation and roof.

The short answer is no. The type of extension you choose and its added features determine whether it qualifies as a Permitted Development or not. Side Returns and Rear extensions usually do not need planning permission. Rear two-storey extensions, too, can go ahead without permission if it falls within permitted guidelines. Wraparound extensions and Two-Storey Side extensions always need planning permission. You will also need permission to build if;

  • Your house is on designated land
  • The property is a listed one
  • The exterior of the extension is not similar in appearance to the rest of the house
  • The extension is to be built forward of the principal elevation or, where it fronts a highway, the side elevation
  • The extension features a TV aerial, satellite dish, a chimney, a flue, or soil or vent pipe
  • The new addition has a balcony, a veranda, or a raised platform

Our extensions are 100% bespoke because we understand that no two families are alike, and each house has its own identity and character. We pay equal attention to both the design and the construction. Your desires, needs, and lifestyle shape the design. You are very much a part of our design stage, and we make sure the extension offers everything you want from it. Once building starts, we offer full project management and coordination with suppliers to maintain efficiency and the highest quality. We also assist with party wall agreements, method statements, and planning permission.

We first help you decide the best extension type to choose for your Teddington house with a free site visit. Our free itemised quote offers a transparent cost breakdown. When you sign up for a project with us, you only sign one of the two contracts at a time.  It allows you to change your mind when it comes to the building stage. We undertake all legal paperwork to ease your burden of responsibility, and our foremen will be on the site every day to manage work and update you on the progress.

Another room – your side return extension doesn’t need to open up to the house. Without knocking through a wall, you can let the new addition become a separate room. You can use this space as a yoga room, an office, a dining room, or even a storage space.

Roof combination – a pitched roof section and a flat roof section for a full-width rear extension offer a mini-house look at the back.

A Side Return starts from £35,000

A Rear Extension can start from around £40,000

A Wraparound Extension will cost from £55,000

A Two-storey extension can cost £75,000

Learning about the total cost of each extension early on will help you decide on a budget.

Yes, it is the only way to make sure your plans are well within the recommended guidelines.
