Sometimes called a Side Extension, this is one of the regular kitchen extensions found in London and southwest London. The design involves a 1.25m extension to the side of the property, which is the space between the rear rooms and the boundary wall/fence. These can have a flat roof or a pitched roof. The pitched roof must pitch down to 2.1m on the boundary wall as per regulation. Side Returns mostly feature on Victorian terraced properties, which commonly have a side alleyway in their layout.
An elegant kitchen is a mark of the 21st Century living. It is where the family congregates for meals, chats, and downtimes. From your morning cup of tea to late-night snacks, your kitchen serves your needs all through the day. We consider the kitchen the hub of daily modern life and epicenter of your lifestyle statement. To truly benefit from this living space, you need sufficient room. Kitchen extensions Richmond does just that when your southwest London home constricts your freedom in the kitchen. Our designs ensure a seamless blend into the rest of the house while affording plenty of natural light and warm aesthetics.

Side Return Extension
Rear Extension
As the name suggests, only the rear of the property is extended for a room approximately measuring 5m x 3m. The extension can have a mono-pitch roof, a centre pitch roof, or a flat roof.
Wrap around or L-shaped
The design creates an extension that wraps around the side and the rear of the property to create an L shape. It provides a large kitchen living area that opens on to the garden. The structure will have a flat or pitched roof. This type needs your neighbour’s permission to build, or your neighbour must have an existing structure that exceeds 2.1m in height.
Just as much as a loft conversion, a house extension falls under permitted development rights and does not need planning permission. However, these limitations and conditions apply:
- You do not live in a protected area or a conservation area
- Only half the land area around the house gets utilised for extension
- Extensions do not rise higher than the highest part of the existing roof

Yes, it does. Adding square footage to your home guarantees an increase in property value. A 10% increase in floor space adds 5% to the value. Buyers also find a newer well-proportioned kitchen an incentive. If you have a lovely home but a dated and narrow kitchen, extending it outwards with upgrades certainly make your property more valuable and attractive.
Yes, the exact value added varies depending on the type of extension. Therefore, if you are wondering how much value a kitchen diner extension adds in comparison to other styles such as semi-detached kitchen extensions or open plan extensions, it’s essential to consider the potential increase in living space and overall functionality that these designs offer For instance, a new open-plan kitchen can add 6% to property value. A single-story extension with a kitchen and dining area can add 11%. A Wrap-around kitchen can even increase the value by 15%. A double extension with a kitchen and en suite can make your property worth 20% more.
Suitability is the best place to start. Finding out whether you need planning permission is the first requirement. Property inspection by experienced professionals helps identify your choices to extend and suitability to build. Learning about the total cost of each extension early on will help you decide on a budget.
