Frequently Asked Questions
We are a South West London-based design and build studio. We specialise in remodelling semis, loft conversions and kitchen extensions,Victorian and 1930s residential properties. We carry out projects from planning to completion. We are a friendly and professional team of architects, technicians, project managers and builders to help you at every stage.
Single-storey extensions
The Side Return – The L-shaped garden of the Victorian terraced homes leaves enough space on the side to extend. It allows your kitchen to widen, and with interior walls knocked through can form one big room fit for an open-plan design.
Rear Extension – Built towards the back garden, it can extend from wall to wall. This extension can add more open floor space and better garden integration. Rear extensions are especially beneficial for Victorian and Edwardian properties in linking the awkward spaces at the back for a more unified and free-flowing space.
The Wraparound – If you are looking for maximum space for a single-storey extension, this is the type to choose. It incorporates both a Side Return and a Rear Extension. You can add a new bathroom, WC, a playroom, a utility room, or even a small home office.
Double-storey extension
It is a two-level extension built either on the side of the property or the back. This method doesn’t take too much from your garden and use the same foundation and roof to create twice as much space.
House extensions are allowed under Permitted Developments. However, limitations do apply. If,
- you live in a designated area
- your property is a listed one
- your extension exceeds half the area of the existing house
- the new addition is higher than the highest part of the property
- the extension is higher at the eaves than the existing eaves
- the new structure comes within 2m of the boundary, the height at the eaves exceeds 3m
- the extension is at the forward of the principal elevation or fronts a highway at the side elevation; you need planning permission.
Our expertise in designing and building home extensions spans more than a decade. We have improved an array of London homes to afford more space and functionality while optimising pleasing aesthetics. With us, you are not just getting professional extension building, but also the convenience of admin management. We take care of all the planning applications, method statements, Thames Build Over Agreement, Party Wall Agreements, and relevant logistics. You also get a full-time project manager to oversee building work and to coordinate with third party suppliers.
We start with an initial consultation that helps you decide the best way to build your house extension. The second step is to determine the suitability of your Acton house for a kitchen extension. We provide a free survey and a detailed quote, which outlines the cost fully transparently. When we get the ‘go-ahead’ from you, the Design phase begins. Once the finalised designs and plans get the green light, the Build phase begins. We prepare two contracts for both stages, so you can opt-out if you don’t want the building to commence.
Lounge Room
When you add a rear extension or a Wraparound, leave out the last strip of space for a lounge area that benefits from the garden views. It can even become a sunroom with bi-fold doors and oversized roof lights.
Glass against the brick
Preserve the architectural integrity of your home by using black-framed glass walls for the extension against the brick of the original house. It offers a sophisticated contrast while complementing the brickwork.
Yes, the exact value added varies depending on the type of extension. Therefore, if you are wondering how much value a kitchen diner extension adds in comparison to other styles such as semi-detached kitchen extensions or open plan extensions, it’s essential to consider the potential increase in living space and overall functionality that these designs offer For instance, a new open-plan kitchen can add 6% to property value. A single-story extension with a kitchen and dining area can add 11%. A Wrap-around kitchen can even increase the value by 15%. A double extension with a kitchen and en suite can make your property worth 20% more.
A Side Return will cost around £35,000, while a Rear extension can cost £40,000. A more spacious Wraparound will see you spending £55,000, and a Double-Storey extension costs around £75,000 or more.
