Highbury in North London is the perfect blend of a leafy suburb with a thriving commercial district. And with beautiful homes, good transport links, and numerous hotspots, it is easy to see why residents would not want to leave their homes in Highbury and give up their enviable addresses.

House extensions in Highbury are therefore a great opportunity to increase the living space in your home without incurring the cost and inconvenience of moving houses. Home extensions also offer homeowners the unique opportunity to design and create a part of their home.

Whether you are looking to add an extra bedroom, or renovate and upgrade your kitchen, it is vital that the extension seamlessly integrates with the original house to create a beautiful and elegant structure. To help achieve this, the home extensions must be entrusted to trusted professionals and extension specialists.

A home extension is an opportunity for you to increase the living space within your home while also adding value to your property. It is often viewed as the perfect alternative to moving houses when faced with a lack of space, especially for growing families.

House extensions in Highbury vary based on the area of the property on which they are built. In this way, home extensions are commonly categorised into:

Rear extensions

Due to the area available at the rear of most properties, rear extensions are a commonly-featured extension in Highbury. Rear extensions are useful in creating guest rooms, office pods, or kitchen extensions.

Side return extensions

Popular in most terraced and semi-detached homes, side return extensions utilise the area that runs along the side of a property along with a portion of the rear. They do not use up too much of valuable garden space and are therefore ideal for creating indoor-outdoor connections that add light and elegance to modern dining rooms.

Wrap around extensions

A combination of side and rear extensions, which creates an L-shaped structure, wrap around extensions add incredible width and depth to a property. This allows for a great deal of versatility in their design and function, making them suitable for creating multiple rooms and even open floor plans.

Multi-storey extensions

Though more complex than single storey extensions, multi-storey extensions are highly sought-after as they essentially double the square footage of an extension without adding to the roofing and excavation expenses. These extensions are perfect for adding bedrooms, bathrooms, and offices.

Except for certain extensions of limited sizes that fall under permitted developments, planning permission is required for house extensions in Highbury.

The process requires a comprehensive application, and it may take up to eight weeks to secure approval.

Fortunately, Good Design and Build oversee the entire process for our clients. This includes:

  • Surveying the location
  • Submission of detailed diagrams and structural calculations for the proposed extension
  • Coordinating with the local council
  • Securing planning permission

In addition to planning permission, building regulations approval and party wall agreements also need to be considered. These ensure that the proposed build meets the building guidelines and standards.

Highbury boasts of highly-valued residences full of history and charm. As such, when designing home extensions, it is imperative to take into account how the new extension integrates with the original structure.

Some classically good designs for extensions in Highbury include:

Loft conversions

A perfect way to utilise awkward loft spaces and convert them to beautiful rooms that add value to your property. Loft conversions help create additional bedrooms, home offices, or even playrooms.

Kitchen extensions

One the most-requested home extension designs, kitchen extensions add incredible value to a property. They are also ideal for creating warm, bright, and spacious kitchen and dining areas that are perfect for modern homes.

Refurbishments

The existing space can be transformed even if you do not wish to go ahead with an extension. Refurbishments offer homeowners the chance to remodel their homes and create bright, open spaces suited to their needs and lifestyle. This may be done by re-designing the floor plan, maximising the natural light that enters through well-placed windows, and subtle interior design.

The cost of a home extension in Highbury is dependent on a number of factors including:

  • The size of the extension
  • The design/ complexity of the extension
  • Location
  • Groundwork involved
  • Building materials
  • Planning permission fee
  • Fittings and fixtures
  • Specialists’ fees, etc.

Therefore, the cost of a house extension can range from £35,000 to £140,000.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
