A quaint and tranquil village setting, stunning landscapes, an easy city commute, and beautiful homes make Blackheath a popular choice for young families and couples looking to set up a home. But what happens when growing families and changing needs force homeowners to make the difficult decision of relocating?
This is where home extensions come in.
Home extensions allow homeowners to increase the living space within their houses and recreate their homes to suit their individual requirements, without incurring the expense of moving houses. This means that you and your family can remain in the home of your dreams while upgrading and elevating it to meet your changing lifestyles.
House extensions offer homeowners the ideal opportunity to upsize, upgrade, and redesign their homes. These extensions also allow property owners to create bespoke rooms that are the perfect complement to their contemporary lifestyles, and which can add incredible value to their properties.
House extensions are mainly categorised based on the area of the property on which they are built. House extensions in Blackheath consist largely of:
Rear extensions
Constructed on the rear of a property, rear extensions add great value to a property and are particularly prized by homeowners due to the versatility they offer. Rear extensions are commonly used to create kitchen extensions, guest rooms, or even office pods.
Wrap around extensions
These extensions combine side and rear extensions to create an L-shaped structure that ‘wraps around’ the property. They add incredible depth and width to a property and can therefore be used to create multiple rooms or even open floor plans.
Side return extensions
Side return extensions utilise the area that runs along the side of a property as well as a portion of the rear. They are extremely popular among homeowners as they do not take up too much of the valuable garden space. Side return extensions are ideal for creating the beautiful indoor-outdoor connections that are a wonderful feature of modern dining rooms.
Multi-storey extensions
As the roofing and excavation costs remain largely unchanged, two storey extensions are a cost-effective solution to essentially double the square footage of the extension without doubling the cost. These extensions are ideal for creating extra bedrooms and bathrooms that can dramatically increase the value of a home.
The requirement for planning permission for an extension depends largely on the design and dimensions of the build. More often than not, if the extension falls under permitted developments, planning permission is not required.
However, permitted developments have specific criteria and limitations which must be adhered to, such as:
- Extensions must not take up more than half the land around the original house
- Extensions cannot be higher than the highest part of the existing roof
- Materials used for the exterior of the extension must be similar in appearance to that on the exterior of the original house
- Side extensions can only be single-storied and cannot exceed more than half the width of the original house
Moreover, extensions built on properties listed in conservation areas will need planning permission irrespective of their design. The planning portal provides homeowners with comprehensive information regarding any requirements or specifications for their proposed extensions.
Planning permission can take up to 8 weeks for approval and requires a detailed application including structural diagrams of the proposed extension. In addition to planning permission, building regulations approval and party wall agreements must also be considered to ensure that the proposed extension meets the building guidelines and standards.
Good Design and Build oversee this entire process for our clients. From the primary survey of the location and the design of the proposed extension, to coordinating with the local council and securing the requisite approvals. This allows homeowners to experience the extension process stress-free.
When designing home extensions, it is imperative to take into account how the new extension integrates with the original structure.
Some classically good designs for extensions in Blackheath include:
Loft conversions
A perfect way to utilise awkward loft spaces and convert them to beautiful rooms that add value to your property. Loft conversions help create additional bedrooms, home offices, or even playrooms.
Kitchen extensions
One the most-requested home extension design, kitchen extensions add incredible value to a property. They are also ideal for creating warm, bright and spacious kitchen and dining areas that are perfect for modern homes.
Refurbishments
The existing space can be transformed even if you do not wish to go ahead with an extension. Refurbishments offer homeowners the chance to remodel their homes and create bright, open spaces suited to their needs and lifestyle. This may be done by re-designing the floor plan, maximising the natural light that enters through well-placed windows, and subtle interior design.
The cost of a home extension in Blackheath is dependent on a large number of factors. Some of which are:
- The size of the extension
- The design/ complexity of the extension
- Location
- Groundwork
- Building materials
- Fittings and fixtures
- Specialists’ fees
As a result, home extensions in Blackheath can range from £35,000 to £135,000.

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
