Notting Hill. The very name is evocative of a trendsetting neighbourhood that is fun, vibrant, and bursting with dynamic personalities.
With its colourful houses, lush parks, trendy cafes, and vintage shops, it is no wonder that Notting Hill is such an attractive option to property owners. Needless to say, once you reside in Notting Hill, you never want to leave.
Home extensions make this entirely possible. It allows homeowners to expand and upgrade their homes to cater to their specific needs and requirements, even when faced with increasing family sizes or changing lifestyles.
And with the right experts and extension specialists, it is possible to create beautiful, bespoke home extensions that not only add space, but also increase the value of your Notting Hill home.
A house extension is an opportunity for homeowners to upsize and upgrade their homes to suit their current needs and lifestyles. It offers property owners the chance to design and create unique spaces within their homes without having to incur the cost or inconvenience of moving houses.
House extensions are broadly classified into different types based on the area of the property on which they are built. Some of the most popular types of home extensions, which are ideally suited for properties in Notting Hill, include:
Rear extensions:
Built on the rear of a property, rear extensions offer incredible versatility in their design and function. This means that they can be used to create kitchen extensions, guest rooms, or even office pods.
Wrap around extensions:
Wrap around extensions are essentially a combination of rear and side extensions that create an L-shaped structure that ‘wraps’ around the property. This type of extension adds great width and depth to the property and can be used to create multiple rooms, large kitchen-diners, and open floor plans.
Side return extensions:
Side return extensions utilise the area that runs along the side of a property as well as a portion of the rear. These extensions are highly sought-after by homeowners as they do not take up too much of the valuable garden space and are perfect for creating beautiful indoor-outdoor connections that brighten up modern dining rooms.
Multi-storey extensions:
Multi or double storey extensions add incredible floor space to a home and are considered to be highly cost-effective. This is because they effectively double the square footage of the extension without doubling the roofing or excavation costs. Two storey extensions are useful in creating extra bedrooms, bathrooms, and even play areas within the home.
The requirement for planning permission for home extensions in Notting Hill is largely dependent on the designs and dimensions of the proposed extensions.
If an extension falls under permitted developments, then no planning permission will be required. However, permitted developments have specific criteria and size limitations. For example:
- Extensions must not take up more than half the land around the original house
- Extensions cannot be higher than the highest part of the existing roof
- Materials used for the exterior of the extension must be similar in appearance to that on the exterior of the original house
- Side extensions can only be single-storied and cannot exceed more than half the width of the original house
Additionally, it is important to remember that extensions built on properties listed in conservation areas will require planning permission irrespective of their dimensions. Homeowners can visit the planning portal for up-to-date, comprehensive information regarding any specifications for the proposed extension.
Depending on the complexity of the extension, planning permission can take up to 8 weeks for approval, and requires a detailed application including structural diagrams of the proposed extension.
Building regulations approval and party wall agreements must also be considered to ensure that the proposed extension meets the building guidelines and standards.
Good Design and Build oversee this entire process for our clients, which includes:
- Initial survey of the location
- Architectural design of the extension
- Submission of a comprehensive application
- Coordinating with the local council
- Securing the requisite approvals
This allows homeowners to enjoy the extension process hassle-free.
Being one of the more upscale areas in West London, home extensions constructed in Notting Hill must be deliberately designed to seamlessly integrate with the original structure while maintaining its beauty and architectural integrity.
Some of the most sought-after extension designs in Notting Hill feature:
Kitchen extensions-
By far the most popular style of home extension, kitchen extensions help convert small, dark kitchen-diners into beautiful, warm, and inviting spaces which are ideal for hosting intimate lunches and large celebrations alike.
The installation of the latest fittings completes the transformation to create the ultimate modern kitchen.
Loft conversions-
Loft conversions transform awkward loft spaces into beautiful and functional rooms that add much-needed floor space and value to a home. The versatility of loft designs enables homeowners to create additional rooms, bathrooms, or even office nooks.
Garage conversions-
Garage conversions are ideal for converting the often, ill-utilised garage space to create additional floorspace within the home. The new space may then be used as a home office, guest room, or utility room. Or it can even be incorporated into the interior layout of the property.
Refurbishments-
Even without an extensive extension, the existing space can be transformed through innovative refurbishments. Changing the layout, optimising the natural light, and creating open floor plans are some of the ways by which beautiful, larger, and brighter living spaces can be created.
The cost of a home extension in Notting Hill can range from £40,000 to £140,000.
This is because the cost of home extensions depends on a large number of factors including, but not limited to:
- The size of the extension
- The design/complexity of the extension
- Location
- Groundwork
- Building materials
- Fittings and fixtures
- Specialists’ fees

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
