Running adjacent to the world-renowned Richmond Park, Sheen still retains its country feel. It is the closest you get to country life in London. Central London is just 20 mins away, with a quick commute into Waterloo and the South Circular road running through the area. The property scene features Victorian, Edwardian, and later terrace, semis, and detached houses with sizeable gardens, a bonus for house extensions Sheen. As an extension specialist responsible for hundreds of period home improvements in London suburbs, we recognise a property’s potential to deliver more space. Our innovative designs evoking sublime cohesion and individuality have not only revamped floor plans but also the property’s value.
Side Return – it is a small-scale alteration with transformative results. By using the leftover garden space from the outrigger featured in period properties, the rear area of the property can extend to the boundary. It adds space for kitchen extensions, utility rooms, bathrooms, or diners. As it uses only a shaded part of the garden, you are not losing out on prime garden space.
Rear Extension – perhaps Britain’s favourite house extension, it creates light-flooded space at the rear of the house, building onto the back garden. The extension runs along the width of the property, opening it up to the outdoors, forming a close relationship with it. It can easily accommodate an open plan kitchen/dining/sitting area.
Wraparound Extension – combining both a Side Return and Rear Extension forms an L-shaped living space. It helps you to save some of your green space at the rear, too. A Wraparound maximises the ground floor area.
Two-storey extension – it may seem more extensive, but it is often more budget-efficient. You add double the usable space for the cost of the same foundation and roof.
Loft extension – building in the roof is a viable method to gain extra space. 19th and early 20th Century properties have a sizable loft that allows you to convert into elegant rooms. With a reconfiguration of the floor plan, you can free up ground floor space to extend the kitchen area.
Generally, house extensions do not need planning permission due to the permitted development rights they carry. However, there are instances when your PD rights no longer apply, such as when;
- The property sits in a conservation area or is named a listed building.
- Extensions cover more than 50% of the land area of the property.
- The height of the extension exceeds the highest part of the original roof and at the eaves.
- The roof pitch is not similar to the existing one.
- Single-storey extensions are higher than 4m.
- Materials used for the extension are not similar in appearance to the rest of the house.
- A single-storey extension extends more than 8m from the original rear wall of a detached house and 6m of a semi-detached or terraced property.
- A double-storey rear extension extends beyond the rear wall of the original property by more than 3m and is not within 7m of a boundary opposite the rear wall.
- Side extensions exceed 50% of the width of the original house.
- Clerestory windows provide an alternative method to bring daylight into a property without being too transparent.
- Reconfigure existing space when undertaking an extension to decide the optimum layout to make the most of access, views, natural light, and privacy.
- Add another level over an existing garage if the foundation and structure pass building guidelines to maximise value for money.
- If you can’t choose between an enclosed space and an open-plan layout, consider sliding pocket doors. These doors resemble a wall when closed but disappear inside the wall once opened.

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
