The world knows Epsom as the home of the Epsom Derby, where Epsom Downs Racecourse shines in its victorious prestige every year. Ask an estate agent, and they will describe it as a family-friendly market town with good schools, easy commuting to London, and leafy roads lined with detached and semi-detached houses. Its period property scene thrives, and so are the owners who make their homes stay relevant. Classic-meets-contemporary house extensions Epsom accommodate new needs and avoid the painstaking decision to move away from cherished neighbourhoods. After years of Victorian and 1930s home extension building, we can proclaim it as one of the most rewarding home improvements you can take on whether you will continue to live in your home or move because, either way, you gain. Your Epsom property will see its value rise and will have more living and entertaining space.

Side Extension – the side garden path adjacent to the outrigger of Victorian properties, often reserved for the bins, offers the space to extend your kitchen area. The border wall gets replaced with a new one that acts as an interior wall to enclose this space.

Rear Extension – it extends the rear end of the property towards the back garden, extending across the width. There is more flexibility in this home extension to create open-plan layouts and get creative with nature-inspired designs. You can maximise natural light with glass walls, windows, and doors.

Wraparound Extension – by joining a Side and a Rear extension, you can build an L-shaped Wraparound that can have multiple rooms, including bedrooms, bathrooms, living rooms, and workspaces. This design can also unify the cellular quality of a period home.

Two-storey Extension – When you need more living space but have limited garden space, there is always the option to add an extra storey to your extension. You can even compensate for the loss of garden space with a roof terrace.

In most cases, the answer is no. Permitted development rights allow you to add extensions without planning permission as long as you follow guidelines. The rules state that;

  • Your property is not listed and not located on designated land.
  • Only 50% of the land area must contain extensions.
  • The height of the extensions cannot exceed the highest part of the roof, nor can the extensions be higher at the original eaves.
  • When extensions come within 2m of a boundary, the maximum height at eaves should be 3m.
  • Side extensions must be limited to 4m in height and only be half the size of the existing house.
  • Single-Storey Rear Extensions shall not extend beyond the rear wall by more than 6m if the house is terraced or semi-detached and 8m if the house is detached.
  • Two-storey extensions should not extend beyond the property’s rear wall by more than 3m or be within 7m of a boundary opposite the property’s rear wall.

You need to obtain Party Wall Agreements from neighbours who get affected by building work and new structures. Our structural engineers will work with party wall surveyors in this regard.

  • Timber cladding and glass work well with a Wraparound extension when you want the definition for a contrasting appearance. It also differentiates the old and the new, and the L-shape contributes to its aesthetics.
  • Install beautiful glass box extensions, the answer to cosy interiors without the need to feel guilty about losing outdoor space. These make ideal dining and lounge spaces.
  • Use two different exteriors and asymmetrical alignment for a two-storey construction. It brings a unique style to your home.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
