This vibrant East London town regenerated by London Olympics is a hotbed for consistent renewal and cultural upheaval. Did you know that it only takes seven minutes to get from Stratford International to St Pancras – putting only a couple of hours between you and Paris? Whichever postcode you belong to, it is a good place to live in London. So, make yourself even more comfortable with loft conversions in Stratford. Whip up space out of thin air and turn your empty loft into a well-insulated, energy-efficient habitable space.
A loft conversion uses your underutilised loft space and turns it into usable living space by extending head height and floor area. An attic conversion like a Velux conversion does not extend the roof when there is adequate head height. It typically involves insulating the roof, adding windows or skylights for natural light, reinforcing the floor, and installing stairs for access. Other considerations may include electrical wiring, plumbing, heating, and ventilation systems to make the converted loft comfortable and compliant with building regulations. Loft conversions built to high standards also improve the value of your home. They are the ideal solution when you cannot or don’t want to extend the footprint of your home, which can compromise garden space.
Velux (Rooflight) Conversions – suitable for lofts with the necessary head height, they do not alter the roof’s structure or other extension features. Only roof windows, typically high-efficient Velux windows, get installed on the roof plane. The windows make your loft space bright and offer views and ventilation. They are a relatively straightforward, quick, and less disruptive option. Rooflight conversions can create bedrooms, bathrooms, home offices, studios, or playrooms.
Dormer Loft Conversions – these extend vertically from the plane of a sloping roof, creating a vertical wall and a horizontal ceiling within the loft. This construction allows for the installation of windows or skylights, providing natural light and ventilation to the converted space. Flat roofs are the most cost-effective roof shape to use for dormers, but pitched or hipped roof types are optional design features.
L-shaped Loft Conversions – suitable for Victorian semi-detached or terraced properties with a rear outrigger, these loft conversions build two dormers connected at a right angle. One dormer sits on the main roof of the property, and the other on the outrigger. The outrigger is shaped perfectly for this design. You can create two living spaces, such as an en suite or two bedrooms.
Mansard Loft Conversions – By origin, French Baroque, mansards create maximum head height and floor space in an attic conversion. It has a unique flat or flattish roof with two pitches on each side, less steep at the top and very steep at the sides. The roof features dormer windows. It also has a 72° wall below. These additions span across an entire roof plane.
Hip-to-Gable Conversions – they replace the hip end of a hipped roof with a gable end to raise the head height and usable floor area. Detached homes with two hip ends can create a double hip to gable. These are also ideal for a 1930s end-of-terrace and semi-detached house with space-inhibiting hipped roofs.
Loft conversion cost depends on the design, size, and material. Other usability features like windows, skylights, balconies, and roof terraces also affect the price. A high-quality loft conversion in Stratford can be a high-return investment when completed to perfection. Our basic costing is as follows;
Room in the roof conversion (basic) – £35,000
Dormer loft extension – £50,000
Mansard extension – £60,000 – £65,000
Hip-to-gable extension – £65,000
L-shaped extension – £65,000 – £75,000
Creating additional space for a home is an art. Clever designs and space maximisation can utilise every available inch. DIY projects can let you down. While a loft conversion adds to property value, a poorly built one or an eye-sore design or features can chip off value from your property, not to mention lawsuits. A loft conversion company can save you a tonne of trouble and money with innovative designs that comply with building regulations. Regulations usually change over the years, and professionals stay updated on changes. Structurally sound additions can last for generations. And you may never know your loft’s true potential without bespoke loft conversion plans drawn up by experts.

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
