The NW3 postcode is consistently rated as one of the best places to live in London. And no wonder.

Set against a beautiful, and idyllic backdrop, the stunning homes in Hampstead represent the very best of London life. But even these homes, eventually require an upgrade. This is where the expertise of Good Design and Build comes in.

We help design and create the best home extensions in North London which flawlessly combine the integrity and elegance of the original homes with the modern features that epitomise luxurious lifestyles.

A house extension is a chance for homeowners to upsize and upgrade their homes to suit their current needs and lifestyles. Home extensions allow property owners to design and create unique spaces within their homes that are specific to their requirements.

Home extensions are generally categorised based on the area of the property on which they are built. As such, commonly seen home extensions in Hampstead include:

Rear extensions-

As the name suggests, these extensions are built on the rear of a property and are extremely popular among homeowners due to their versatility of design and function. Rear extensions may be used to create kitchen extensions, guest room, office pods, or even play rooms.

Side return extensions-

Side return extensions utilise the area that runs along the side of a property as well as a portion of the rear. They are ideal for creating beautiful indoor-outdoor connections that bring in abundant light and ventilation to a home.

Wrap around extensions-

Wrap around extensions are a combination of side and rear extensions that creates an L-shaped structure that ‘wraps’ around the property. These extensions add great width and depth, and therefore can be used to create multiple rooms, large kitchen-diners, or even open floor plans.

Multi-storey extensions-

Multi-storey extensions are ideal for adding incredible space and value to a property. They are also considerably cost-effective are they essentially double the square footage of an extension without doubling the roofing and excavation costs. These extensions are perfect for creating bedrooms, bathrooms, and offices.

The requirement for planning permission for home extensions in Hampstead is based largely on the design and dimensions of the proposed extension.

Extensions that fall under permitted developments do not need planning permission. However, to be categorised as a permitted development, the proposed extension must meet specific size limitations.

Also, properties such as flats and maisonettes, and those listed in conservation areas, will require planning permission irrespective of the extension size.

The planning portal provides homeowners with a comprehensive understanding of what is allowed and which extensions will require planning permission.

If planning permission is required, a detailed application including structural diagrams of the proposed extension needs to be submitted for approval. This process can take up to eight weeks based on the complexity of the extension.

In addition to planning permission, building regulations approval and party wall agreements also need to be considered to ensure that the extension meets the building guidelines and standards.

Good Design and Build oversee this entire process for our clients. From surveying the location, submitting a comprehensive application which includes structural diagrams and calculations, coordinating with the local authority, and securing planning permission and other necessary approvals. Thereby ensuring a hassle-free experience for homeowners.

With its beautiful buildings and inspiring architecture, Hampstead is a homeowner’s dream. And when designing home extensions here, it is crucial that the extension seamlessly integrates with the existing structure while amplifying its beauty and elegance.

Some of the most popular home extensions in Hampstead feature:

Kitchen extensions

The most favoured style of home extensions, kitchen extensions are perfect for creating warm and inviting rooms with a flavour of modernity.

Loft conversions

Loft conversions are incredibly versatile and help convert awkward, and ill-used loft spaces into valuable living space. They can be used to design additional rooms, offices, or playrooms.

Refurbishments

Even without a conventional extension, the space within a home can be transformed by remodelling and refurbishing the area. The existing space may be altered by creating an open floor plan which brings in both elegance and modernity. And by optimising the natural light that enters, with cleverly-placed windows and skylights, a larger and brighter room can be created.

The cost of a home extension in Hampstead can range from £45,000 to £140,000. This is because the cost of an extension depends on a number of factors such as:

  • The design/ complexity of extension
  • The size of the extension
  • Location
  • Groundwork
  • Building materials
  • Fittings and fixtures
  • Specialists’ fees, etc.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
