Mirroring the affluence of Chelsea, Kensington boasts of historical grandeur with a vista of the royal Kensington palace, Natural History museum which is marveled by many tourists who visit the borough and the grand Royal Albert Hall which transcends its audience from classical concerts to modern pop among many other renowned sites. Decorating the Royal Borough of Kensington are stately Victorian and Edwardian homes which grant space to upscale historical designs with a modern twist. Good Design and Build offers you the mastery of our team to transform your home with house extensions Kensington.
Multiple layout designs are made possible for single and double-storey house extensions.
Side Return – an ideal extension for properties with an original rear extension or an outrigger and commonly known as a minimal-fuss rearrangement, side return extensions utilizes the narrow alleyway running alongside the rear of the house bordering the neighbouring property. A new party wall could serve as an interior wall. Since it is only a shaded underused area you sacrifice, it doesn’t affect much of your outdoor space.
Rear Extension – when you want to open up living space towards the outdoors for better natural light and ventilation, a rear extension serves the purpose. It allows for enhanced open-plan settings for a kitchen/dining/sitting area, even extending to the outside for al fresco dining. You can re-organise your existing floor space by moving the living room, TV room, or even a bedroom to the extension.
Wraparound – if you have more garden space than usable interior space, choose two designs in one. Joining a Side and a Rear Extension is called a Wraparound because the design wraps around the side of the house in an L-shape. Along with a kitchen extension, you can also add a bathroom, WC, utility room, or an extra bedroom with this design.
Two-storey extension – sometimes the best way to give that square footage boost to your property is to build upwards. By doubling your chosen home extension with an additional level on top, you can save garden space and include more contemporary floor plan ideas.
House extensions that fall under permitted development do not need permission. While most extensions have PD rights, some do not if;
- The house you are planning an extension for is within a conservation area or a listed building.
- The extension covers more than half the land area of the property
- Single-storey Rear Extensions extend more than 8m (previously 4m) from the original rear wall of the property if it is a detached house and 6m (previously 3m) if it is a semi-detached or terraced property.
- A single-storey extension rises higher than 4m
- Double-storey extensions are closer than 7m to the rear boundary.
- The extension exceeds the highest part of the original roof.
- The roof pitch and exterior are dissimilar to the existing house.
- There are balconies and terraces.
Combine a pitched roof with a flat one – the pitched portion, be the side or the middle of a Rear extension adds more definition, especially when the original house has a pitched roof.
Use Velux roof windows – they are not just for your loft conversion. Add Velux windows to your new addition, and existing space losing some of its light and ventilation to create airy and light-flooding rooms.
Indoor space that offsets garden loss – a garden room-inspired sitting room is a perfect solution when your much-loved outdoor space has to be compromised to build more interior space

How we deliver projects
Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.
1. Design
This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.
2. Planning
At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.
3. Technical
Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.
4. Pre-build
90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.
5. Build
One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.
6. Handover
As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
